Surveying Services:

Boundary Survey: On a boundary survey, we set the corners of your property as described in your deed. Under certain circumstances, we are required to record a survey with the county showing the evidence we used and the decisions we made. You will be notified if a record of survey is required.

Line Stakes: Occasionally owners may need markers in addition to or instead of the main property corners. These markers might clarify a line over long distances and through trees or mark easement or setback lines.

Sketch: A simple sketch of items found for your personal use. These are often needed for clarifying boundary issues discovered as part of the survey or as a base drawing to use in preparing a submittal to the local building dept.

Record of Survey: This is a formal drawing we file with the county which documents what we found as part of the survey. These are commonly used to show discrepancies that arise in the record, in the field or with encroachments. They are sometimes required by state law. You will receive a copy of the recorded survey if we perform one.

Property Description: We can prepare a property description for your use in describing a boundary or easement. This description is incorporated into the final recordable document. You may consult with an attorney or an agency with an attorney on staff to help you with the recordable document. We can help you find the appropriate agency.

Plats: Plats are used for subdividing your property. We will help you through the platting process with your local municipality and create the plat drawings for you to submit for review and recording.

Topographic or Design Survey: This is a drawing, available in hard copy and/or as an AutoCAD computer file, which is used for the design of new structures or grading on the property. It can include horizontal and vertical topography information and known easements.

Elevation Certificate: An Elevation certificate identifies the elevation of a structure relative to local flood zones. Elevation certificates may be required for home loans, insurance or building permits and must meet building department and/or FEMA standards. On occasion, you may also need a LOMA certificate as part of this process. A LOMA (letter of map amendment) pulls a building or parcel out of the FEMA mapped flood area.

ALTA/ACSM Survey: This type of survey is performed in conjunction with your title Company. It can show a variety of items including encroachments, easements, topography and conflicts in the records. The title company issues an extended policy insurance coverage based on this survey. They are most commonly used in conjunction with the selling or refinancing of commercial property but may also be used on residential property.

Construction Staking: Because of our expertise in measuring over long distances, we will often provide control for constructing such items as buildings, grading, paving and utility lines.

Engineering Services:

Site plans: We can create site plans for your commercial or residential development. These can include conceptual layouts, horizontal layouts, grading plans and utility plans. We will work closely with you and your architect to come up with the best layout for your project, allowing for the horizontal, veritcal and utility requirements.

Road Designs: We can create a design for your private or public road. We specialize in roads that have difficult grade and space restrictions.

Grading plans: Ever drive into a parking lot that goes up and down like a roller coaster or is so steep it scares you? Grading plans are the weak link in many designs because many engineers can't 'visualize' the grades. Grading plans are our specialty. Years of experience working both on engineering designs and as a surveyor laying out grades on projects has given us a good grasp of how to develop practical grading plans to meet your requirements.

Drainage plans: Improving your site with roads, buidings, paved surfaces or grading your site into a different shape can increase storm water runoff and/or can change where it goes. If not properly accounted for, it can flood your improvements, your neighbor's improvements or be destructive to the environment. We can create a design that will handle the storm water runoff generated by these improvements.

Utility plans: Getting adequate utilities to your site is an essential part of making improvements to your property. We can prepare designs for sewer or water to your improvements. In addition, we can coordinate with power, telephone, television and gas (these utilities usually provide their own design) to make sure they are properly allowed for and provide the level of service you require.
